Maintenance for owners’ communities
If 5 or more homes in your building or development have their maintenance with us, everyone pays 10 % less. Each home with its own plan, one technical team for the whole building.
Community discount
The more neighbours, the less each one pays
The community discount is for owners in the same building or development who have their maintenance with Climatización Zapata. It doesn’t have to come from the property manager or be voted at a meeting: any owner can start it.
- From 5 homes with maintenance, all of them get 10 % off.
- Each home pays its own plan, according to its equipment.
- It is reviewed at each renewal: if the building drops below 5 homes, the discount is withdrawn.
- It adds to the partner discount if your property manager is a Zapata partner: up to 15 %.

Each owner has the plan that matches their equipment. The community discount is applied to its price.
How we organise it
From one neighbour to the whole building
- You get in touchAn owner, the president or the property manager tells us how many homes there are and what equipment you have.
- We inform the ownersWe prepare a note with the plans and the discount for you to share in the group chat or the entrance hall.
- Each owner signs upEach home takes out its plan, with the community discount applied from 5 homes.
- Organised visitsWe try to group the building’s visits to cause as little disruption as possible.
Common areas
Shared and central installations
As well as each home’s maintenance, we look after the building’s installations:
- Air conditioning in common areas, premises and community offices.
- Central hot water and heating systems.
- Inspections under Spanish regulations (RITE) when the installation requires them.
- Advice on renewing old installations, for example replacing a central oil system with a heat pump, with CAE payments.
Frequently asked questions
Who can ask for the community discount?
Any owner. It doesn’t have to come from the property manager or be approved at a meeting: it is enough for at least 5 homes in the same building or development to have their maintenance with us.
What if there aren’t 5 of us yet?
You can take out your maintenance at the normal price. As soon as the building reaches 5 homes, the discount applies to all of them from the next renewal. If you like, we’ll prepare a note for you to share with your neighbours.
Does each owner pay separately?
Yes. Each home has its own contract according to its equipment and pays only for that. What is shared is the discount.
What if someone cancels?
The discount is reviewed at each renewal. If the building drops below 5 homes with maintenance, the discount is withdrawn at the next renewal.
Do you also maintain shared installations?
Yes. We service and repair equipment in common areas and central hot water or heating systems. We quote this separately, depending on the installation.
Can it be combined with the partner discount?
Yes. If your property manager is also a Climatización Zapata partner, a further 5 % is added: up to 15 % in total.
